Seasonal HVAC Maintenance Checklist

Protect comfort, efficiency, and equipment life with a simple seasonal routine.

Maintenance is boring until your system fails on the hottest or coldest day of the year. This checklist covers what homeowners can do and what a professional tune-up should include.

Monthly / as needed

  • Check and replace filters (frequency depends on filter type, pets, and dust)
  • Keep supply and return vents clear
  • Listen for new noises and note any comfort changes

Spring (cooling season prep)

  • Clear debris, leaves, and vegetation from around the outdoor unit
  • Gently rinse outdoor coil fins if dusty (power off first; don’t bend fins)
  • Test cooling on a mild day before peak heat arrives
  • Schedule a professional AC tune-up if you skipped last year

Fall (heating season prep)

  • Test heat before the first cold snap
  • Replace filter ahead of heavier winter runtime
  • Check carbon monoxide detectors (for fuel-burning equipment homes)
  • Schedule a heating system inspection/tune-up

What a professional visit should cover

More than a filter glance: performance checks, electrical inspection, airflow notes, safety considerations, and prioritized recommendations. See HVAC maintenance services.
